A new-build residential development on a very tight and challenging urban site, the site fronts a very busy urban highway so insulating the homes from traffic noise was paramount.
Additionally, existing properties in close proximity to the rear boundary of the site meant that the form of the new building had to be carefully designed to safeguard the neighbours' rights to light and privacy. The development provides twelve new dwellings, half for rent and half for sale on a shared freehold tenure.
The client required that all the new homes provide high-quality amenity space – a challenge on such a tight site – as well as generous internal areas. The design meets Lifetime Home Standards, the Peabody Homes Standards and the Housing Corporation Housing Quality Indicators.
Additionally, one of the houses has been designed to provide full wheelchair access throughout in accordance with the Wheelchair Design Guide. The new dwellings are designed to achieve Code for Sustainable Homes 'Level 3' and incorporate solar thermal panels and photovoltaics.
