SEVEN SISTERS ROAD ISLINGTON

CLIENT: LONDON BOROUGH OF ISLINGTON / HOMES FOR ISLINGTON

A development on a problematic corner of a main road has been transformed by the introduction of a new four-storey residential building. The scheme has been designed to provide two five-bedroom houses and four two- and three-bedroom flats, replacing a derelict 70s building and some adjacent leftover land. The scheme was part of a comprehensive review of problematic and underused land on nine of London Borough of Islington’s estates.

The Affordable Housing for rent includes six units (ranging from five-bedroom family houses to two-bedroom flats), all designed to be fully compliant with Lifetime Homes Code 3 and Code 4 under the Code for Sustainable Homes. The scheme was designed for assessment under the Homes and Community Agency (HCA), Housing Quality Indicators (HQIs) and Buildings for Life criteria and are Secured by Design.

A 100% record is not bad, and I have to say that I’d be hard pressed to find a similar situation in the development world, where through dedicated team work and a shared sense of purpose, this number of planning applications were prepared and submitted in one go, particularly from a situation only a few months ago when most of the schemes were at level zero in terms of detail!
